VILLAGE OF CASTEL DI FIORI: A DIVE INTO THE UMBRIAN MIDDLE AGES In the characteristic Village of Castel di Fiori, a fraction of Montegabbione in the Province of Terni, lies the property for sale, consisting of a palace, with an adjoining park, and the ruins of the ancient Castle, featuring its own private courtyard and garden. A defensive wall still surrounds the small village, inhabited since ancient times, nestled among the woods of the Umbrian hills, where the remnants of the former Castle stand out, with documented history dating back to the 1300s, particularly its tower, dating back to around 1220. [ . . . ] The palace, which has access from the central square of the village, is a stone-clad building that develops over three above-ground floors and a basement, totaling approximately 1000 square meters of commercial space, while at the rear is the spacious park, about 3338 square meters, arranged over multiple descending levels and dotted with various trees and essences, from which one can enjoy a panoramic view of Montegabbione, particularly enchanting at sunset. The history of the palace, as well as that of the castle, is linked to the historical events of the village, which passed under the dominion and protection of various noble Umbrian families, undergoing attacks, fires, and significant restoration interventions, until it became part of the Papal State in the 16th century. The ground floor is mostly occupied by the living area, featuring a large hall with a stone fireplace, leading to a spacious dining room with quadruple exposure to the garden, an office, and a large kitchen with a breakfast nook. A few steps lead to a spacious bedroom, also with a fireplace, and two additional bedrooms, with a bathroom. At the southwest end, there is a small private chapel, with frescoes on the walls. All rooms are characterized by high ceilings with exposed wooden beams, terracotta floors, and brick arches, creating an atmosphere of ancient charm with a sense of intimacy and warmth. The first floor hosts two large living rooms, one of which is called the ”blue room” due to its blue-painted walls, with frescoed ceilings and a fireplace, as well as 5 bedrooms and two bathrooms. On the second floor, there are nine bedrooms and eight bathrooms. From the ancient castle, today only a tower and a pointed archway remain, along with a few sections of walls, but they are full of charm and history. The palace, together with the former castle, represents a very interesting investment opportunity, especially in the context of a possible redevelopment for tourist-accommodation use, equipped with wellness, recreational, and sports facilities. The village hosts various cultural initiatives throughout the year, including festivals, markets, and concerts that attract numerous visitors from abroad, in addition to being set in a context of particular beauty, such as the nearby waterfalls and natural pools just steps from the town center. *The information, photos, and floor plans provided are merely indicative and do not constitute contractual elements.
